Foreclosure Prevention

ESOP works with homeowners and their loan servicers to obtain affordable resolutions that preserve homeownership.

Homeowners complete applications and provide financial information relevant to their case.  ESOP foreclosure prevention advocates and Housing and Financial Counselors use the information obtained from the homeowner to obtain financial assistance and/or negotiate with their servicer for an affordable mortgage solution.

ESOP has direct points of contact and formal agreements with many loan servicing companies helping counselors to more efficiently achieve sustainable mortgage solutions.

Since 2005, ESOP has assisted more than 65,000 homeowners.

Programs:

Mortgage Assistance Program (MAP) Available in Cuyahoga County
The Cuyahoga County Mortgage Assistance Program (MAP) offers mortgage payment assistance to homeowners who have been impacted by COVID-19 via a zero-interest, deferred loan of up to $2000. The loan is payable upon sale or transfer of the property.

MAP provides one-time mortgage assistance to Cuyahoga County homeowners who meet income eligibility guidelines and are having difficulty paying their mortgages because of the financial impact of COVID-19. Learn more about the Mortgage Assistance Program by calling ESOP at (216) 361-0718 or email us at esopcalls@benrose.org.

HAMP – Home Affordable Modification Program is a federally funded program designed to provide permanent loan modifications to qualified homeowners who are struggling with unaffordable mortgage payments. To learn more about HAMP visit the website.

Servicer home retention programs – ESOP also works directly with loan servicers, many of whom offer in-house programs to help homeowners attain sustainable mortgage solutions.

Exit Strategies – Programs are available to assist homeowners who are unable to remain in their homes and are unable to sell the property under current market conditions.  DON’T JUST WALK AWAY!  You will remain the owner of your home until the title transfers to a new owner.  Abandoning your home does not automatically relieve you of responsibility for mortgage payments, taxes, code violations and liabilities for injuries that occur on your property.

ESOP counselors make every effort to help homeowners achieve a sustainable mortgage workout.  Solutions are determined on a case-by-case basis and require the final approval of your mortgage servicer.
